Management Services

We handle all aspects of property management including property evaluation, advertising/promotions, applicant screening, processing of rental forms, rent collection, accounting and property maintenance.

 

Fee Structure:

Our management fee varies dependent upon property location, condition and rent potential. Our fee is a set percentage of the gross revenue collected. We have a promotional fee of $200 for vacancy advertising and a $100 lease up fee upon the placement of a new resident or 50% first month’s rent whichever is greater. We do not charge a new account fee or any yearly fees.

 

Property Advertising:

We network with local real estate agents, and other management companies. Each available property is promoted on our website plus numerous other online rental websites.

 

Our Technology:

We utilize advanced technology to provide you with the best service. Our monthly statements are easy to read and will be delivered directly to your email inbox where you can access your information at any time. We use electronic payments (ACH) to deposit funds directly into your bank account, so you’ll receive your funds faster and more securely.

 

Tenant Features:

A Credit/Criminal check is completed upon each applicant in addition to verification of employment, income, and landlord references. Once an applicant is qualified, we can either establish tenancy monthly or a one-year lease; rents are due on the 1st with a grace period until the 5th. Our residents can pay their rents online directly from their bank account. This feature is convenient and secure. Maintenance request can also be submitted online to our office so we can address all property maintenance issues faster.

 

 Proactive Management:

We believe strongly in proactive management, addressing small challenges before they become large ones. We look at rental trends to determine the best rent for each property. We suggest effective improvement items that will reduce cost overtime and prevent damage to tenant or property. We inspect the property for safety cleanliness and damage on a 6-month interval to insure your asset is staying in good working condition and there are no unforeseen issues.
